Let's face it, a lot of people have moved into new homes over the last few years. The seller's market was a crazy place, and buyers were busting to live in a new space. It seems to be slowing down enough for us to start to reflect back on it and catch up with some homebuyers and their 'move' story. The first one just happens to be our very own Bill Ball's story on moving from South Philly to South Jersey. We dive deep into why he chose the 'burbs, why now, and did he lose his marbles during the process?... First of all, we've never had an ice cream we didn't like. That's a little known fact about this show. We appreciate ice cream cake, soft serve, scoops, splits, sandwiches, THE LIST GOES ON. But where do Philadelphians go for ice cream? There's so many places to choose from, with what often feels like, so little time. We're gonna break down some must visit places that we highly recommend putting on your Summer Philly Food Tour list. We also discover the unfortunate truth that one of us has never been to a historic ice cream shop in Old City, and one of us has never had an Espresso Affogato before... Can you guess who? It was 97 degrees outside the other day and Memorial Day Weekend is upon us, so it's safe to say... Summer is basically here. Which means the infamous Summer real estate market is, too. Or is it here already? We have a lot to say and figured it was time to check in and discuss the scenarios we're currently experiencing on the Philadelphia real estate streets. We're talking about sight unseen offers, blank escalation clauses, FaceTime showings, and... pizza gifts? There's a lot to unpack. Pour a John Daly, crank the A/C and join us for Happy Hour!

We're taking this episode to South Philly and are celebrating one of the most relatable, familiar, and heartfelt types of real estate. Homes of this style don't get enough recognition, in our opinion, but they're very familiar to us all: The Grandma House. We're joined by Instagram's own @s.philly.time.capsules who thoughtfully catalogues and celebrates vintage style homes that are commonly located in South Philadelphia. Together we do a deep dive on what classifies a home in the Philly region a "Time Capsule" and what signature interior design items you can expect to find when you walk through the door of one. Pour yourself a cocktail and join us for happy hour as we toast to pink bathrooms, wild wallpaper, and more!

Every real estate agent has heard the word "Zestimate" in a conversation with a friend or client. In fact, it happened to one of us recently, so we decide to do a deep dive... What exactly is a Zestimate? Where is the data coming from? How do the experts determine a home's market value? Should we convert our podcast into a "Catfish: Real Estate" docuseries on HGTV? We talk about this and more over a few cocktails, of course. Cheers!

We also have a lot of questions throughout the episode: Dina wonders what the deal is with Bob Barker's microphone on the Price is Right? After a light Google, Kristin recalls what exactly the cross between a Coyote and a Wolf is, and Bill wants to know what goes on in a Visitor's Center. Can anyone tell us?! Bill tells us what exactly that means and shares some additional details of this epic friendship milestone. We also boast about our moving out stories, another type of milestone. Can you guess which one of us stayed out until the early morning hours the night before an 8 hour drive to college with their parents? Or how about which of us considered moving out of state and living on campus with their younger sibling to establish a legit party house? Lastly, we toast to Dina's completion of her renovation project "Miller Street" and make some plans now that her calendar has some more flexibility. We're learning so much this episode!

Well, Eagles and Phillies fans know the unfortunate truth about losing right now, but we're trying our best to think happy thoughts. This show's coping mechanism is thinking positively about none other than our favorite thing this time of year: fall beers! We recently discovered Samuel Adams is coming out with a limited edition 28% ABV Ale that is so potent it's illegal in 15 states -- say no more, we're intrigued! And since Bill is especially passionate about pumpkin beers, we've decided to do a Fall Beer Taste Test for our upcoming Halloween Episode, where we're going to try several fall beers and rank our favorites. So, we want to hear from YOU! If you know of a delicious seasonal fall beer that you think we should try, send your recommendation to homecollectivehh@gmail or DM us on Instagram @homecollectivehappyhour and we'll sample that beer and give you a shout out on our Halloween episode. Deadline is October 11th! If you also know of a beer that pairs well with a cookie, feel free to include that, too. We can't seem to wrap our heads around that brewing concept...

It’s also Cinco de Mayo and Bill teaches us what to make with Grapefruit Pellegrino, Dina’s drinking Modelo straight from the can, which according to her Grannie, isn’t classy, and Kristin’s keeping it simple with a Bell's Two Hearted Ale. One of us receives a funny email with a potential marketing opportunity, where the trio asks themselves “Do I have a face for a grocery cart?” We also get to the bottom of our quarantine shopping and hobby trends. What our clients say

Bought a home in Philadelphia, PA.

Buying a home can be an interesting experience full of highs and lows--especially in this market--but I can't recommend Zoe Fox enough to help you along this journey. She was a great educator and cheerleader throughout, and made the process absolutely seamless.

Bought a home in Philadelphia, PA.

We were so lucky to have Zoe as our realtor when buying our first home! She made the process so easy, and went above and beyond in order to make us feel more comfortable, even after closing. I would recommend Zoe and Philadelphia Home Collective to anyone looking to buy a home. Overall we couldn't have wished for a better team to support us through this!

Bought and sold a home in Philadelphia, PA.

We could not have been more pleased with the experience with Kristin McFeely and the Philadelphia Home Collective. We partnered with Kristin on both ends of the process -- finding a new home during a hyper-competitive market in Spring/Summer 2021 and selling our previous home in the Fall. She was patient & attentive during the months of the home search, always looking out for our best interests in the twists & turns of inspection issues, a declined offer, and tight timelines until we landed in the perfect home in Fishtown. Then she did a remarkable job highlighting our home and getting us an offer. We've received tons of compliments on the photography - her team really couldn't have done a better job making that house shine!

Sold a home in Philadelphia, PA.

All five stars for Sarah LoGiudice. She was our realtor when we bought, and we went with her again when we sold. When things got sticky or complicated, she guided us through them. We needed some home improvement work, she helped us find a skilled and trustworthy contractor. We had to be out of town, she stepped in for us. In the unusual market today, she helped us get the best offer, and the transaction came through without a hitch. Through it all, from purchasing to selling, she always listened to us, understood our needs, and helped us get exactly what we hoped for. If life brings us back to Philly, she will be the first person we call.

Bought and sold a home in Center City Philadelphia.

We both bought and sold a home in Center City with Bill Ball in the Spring of 2021 and I can’t say enough good things! In addition to understanding the market and knowing the city well, Bill really impressed us with his negotiation skills and ability to navigate the ups and downs of buying and selling. Buying and selling at the same time is always stressful, especially in a competitive market, but Bill took a lot of the stress out of the process for us. He was very responsive and always available for anything we needed. Just very easy to work with. The team and recommended inspector were great too. We highly recommend!

Sold multiple homes in Philadelphia.

The Philly Collective has helped us purchase and sell multiple homes with great success. Kristin McFeeley is the most professional Real Estate agent I have ever had the pleasure to do business. She is the connsumate professional, Real Estate or otherwise, she is responsive and caring to your concerns/questions. She looks after your interests as if they are her own. Kristin is the definition of what a true Real Estate agent should be, looking out for the best interests of her clients. We would trust NO ONE else help us in buying or selling our homes.

Sold a multi-family apartment building in Northwest Philly.

My husband and I just completed our second transaction with Kristin as our agent. This one was for the sale of a multi-family apartment building in Northwest Philadelphia. As she did with the purchase of our home 5 years ago, Kristin nailed every detail with professionalism. In this instance, I had stringent guidelines I needed fulfilled. Due to having tenants, I wanted Kristin herself handling the showings, I wanted showings limited to once a week, I only wanted qualified buyers viewing the property and making offers. Kristin didn't miss a beat. 8 days after listing we got an offer and she was fantastic through the due diligence period and closing. A great realtor is a gift and Kristin is the best out there. Her transaction agent Sean was fantastic as well.

Sold a home in 2021 in Manayunk, PA.

Sheena has helped us find two homes (one from across the country), and sell one. Her and her team's communicativeness, friendly attitudes, and attention to detail makes the entire process a joy. Having her team work for you lets you kick back, smoke some meats, and not worry about a thing while your deal goes through.

Found a tenant for a Single Family home in Philadelphia, PA.

We absolutely loved working with Dina! She is extremely knowledgeable and was able to explain all we had to do to get our home rented in Philadelphia. She took beautiful photos, secured great renters and helped build our lease. She was available when we needed her and promptly called us back when we had questions. I would highly recommend Dina if you are looking to buy or list a home in the Philadelphia or surrounding areas.

Bought a Townhouse home in 2021 in Philadelphia, PA.

Bill Ball assisted me in purchasing a home in the Center City area of Philadelphia. I am not a local and Bill's knowledge of the different areas helped me make an informed decision. I appreciated that he never tried to push me into a purchase or pressure me into making a decision. He was extremely responsive and assisted in managing the whole process from offer to closing. I highly recommend Bill for his professionalism, knowledge, honesty, and low pressure approach to very a stressful process.

Bought a Townhouse home in 2021 in Aston, PA.

First home buying success! Sean was with me step by step and answered all my first-time buyer's questions and he didn't miss a beat. Sean and I also had to go through this experience while dealing with the effects that the pandemic caused on the housing market but that didn't slow us down. Sean made my home buying experience painless and he would be the first person I would recommend should someone need these services!

Bought Townhouse Home in 2016 in Passyunk Square, Philly, PA

Sold Townhouse in 2016 in East Falls, Philly, PA

She returned phone calls and emails promptly, listened to what I said, made excellent recommendations for staging. She knows her job and does it very well. She is courteous, professional, proactive, genuine–a pleasure to work with. Two weeks from listing to sale! Kristin and her team did an exceptional job selling my house.

Bought Single Family Home in 2016 in Greenwich, Philly, PA

Kristin was great to work with. She was very patient with us as first time home buyers, accommodating with viewing houses after work, and made the processes painless.

Sold Townhouse in 2016 in Walnut Hill, Philly, PA

I’ve used Deirdre to buy/sell 3 houses now. She is simply THE BEST. We got exactly what we wanted and more when using her services. There were no issues and everything went exactly as planned and expected. Her team is awesome and super-responsive. Highly recommended.

Bought Townhouse in 2017 in Old Kensington, Philly, PA

Carly Harris is a tremendous realtor! She throws herself into her work, answers every single question a first time home buyer might throw her way (regardless of how small or weird the query) with a great deal of patience, and roots for her clients every step of the way. Buying a home can be daunting, but seeing Carly outside of a new listing with her mini flashlight and a big smile on her face, determined to help us find exactly what we were looking for, made the experience exponentially better.

Bought Single Family Home in 2016 in Passyunk, Philly, PA

Bought Townhouse in 2018 in Lower Moyamensing, Philly, PA

I loved working with Kristin on my recent home purchase! Not only did she help me score my dream home, she made the process enjoyable and seamless. She explained the home buying process in a way that I could understand, which was helpful as a first-time buyer. What I appreciate most about Kristin is her deep and thorough knowledge of pretty much every neighborhood in Philly! I could tell this invaluable trait only comes after years of working on the ground in this great city and getting to know each neighborhood intimately. Plus – she’s just fun to hang out with!

Bought Home in 2018 in Point Breeze, Philly, PA

Stefania is an excellent real estate agent. She willingly shares her expansive knowledge of the local area and constantly made herself available to answer my many questions. What really sets her apart from other agents is her attention to detail and understanding of the local real estate environment. Stefania will make sure that you meet all deadlines and prepares you for each step of the process. I would highly recommend her and I plan on using Stefania again when it is time to sell or buy my next home.
